GreenBy3 Celebrates 5 Years of Collaboration, Coordination and Sustainability

CHARLESTON, S.C. – When Jorge Riano started GreenBy3 in 2008, he wanted to provide a service that no other company was offering: construction management for clients with an emphasis on collaboration, coordination and sustainability, as well as creativity. Five years later, he’s successfully managed construction projects for a variety of clients, including PeopleMatter, Charleston Digital Corridor, Neotrantor and The History Press. GreenBy3 celebrated the grand opening of PeopleMatter’s new world headquarters on King Street April 11, 2013. PeopleMatter closed a portion of King Street in downtown Charleston for team members, local dignitaries and special guests to celebrate moving in after an extensive 18-month renovation which was managed by GreenBy3. Riano worked as PeopleMatter’s onsite representative during the renovation and was recognized during the event. Riano was inspired to start GreenBy3 in 2008 after he successfully oversaw the construction of Automated Trading Desk’s new 68,000-square-foot mission critical facility in Mount Pleasant, S.C. New Directions

GreenBy3 has a strong connection to the Charleston Digital Corridor, an entity that is a driving force for attracting technology companies and supporting local startups. In fact, the connection stretches back to when the Digital Corridor’s incubators, Flagship 1 & 2, were just startups themselves. The Digital Corridor was launched by Ernest Andrade in 2001 to attract, nurture and promote the knowledge economy in the Charleston region. In 2008, Digital Corridor organizers decided to open The Flagship; a co-working facility for knowledge-based businesses. Also in 2008, Jorge Riano launched GreenBy3, a company that works as a client representative in commercial construction projects. Riano’s expertise in technology, facilites management, construction oversight, and sustainability led him to work as an advisor to Andrade during both phases of The Flagship project. Phase One transformed a former video retail store at the corner of East Bay St. and Calhoun St. into 6,000 square feet of flexible office space on one floor. GreenBy3 Project featured on Home Tour

Landmark Apartments originally constructed between 1922 and 1926. This spring the Hendersonville Historic Preservation Commission hosted a driving tour of historic homes which were all designed in the 1920s and 1930s by local architect Erle G. Stillwell. The Landmark Apartments, featured on the tour, are notable because they were renovated between 2008 – 2010 maintaining 1920s design details while using cutting edge green building practices. GreenBy3 served as the Sustainability Advisor on this project. The renovation utilized reclaimed materials (the stamp for Biltmore Forest lumber company was found on the underside of original floor boards). Period features such as transoms, light fixtures, and window and door styles were preserved, but recreated using new, energy saving materials and design. Solar roof panels provide energy for the building. Indoor air quality was improved through choices of insulation, adhesives, paints, and other building materials that minimize “off-gassing”. GreenBy3’s Community Involvement

Jorge Riano has always considered that an important part of what GreenBy3 does is to be involved in the community and schools. These are just a few examples of the ways GreenBy3 is involved. Stratford High School GreenBy3 has a business partnership with Stratford High School. Components of our partnership include: Shadowing program – Students from the Building Construction Program “shadow” GreenBy3 staff and have the opportunity to observe how construction, renovation and demolition projects progress with a focus on sustainability and green features. Building project for Crisis Ministries – Every year, Stratford students participating in the Building Construction Program learn construction principles and techniques by building a shed. This year, GreenBy3 has connected the student project with a need for a storage shed at Crisis Ministries. Expanded campus-wide Recycling Program – GreenBy3 drafted and presented a recycling program to the school. The school is currently working with the students on putting the plan into action.
